Iar asta \u00eenseamn\u0103 c\u0103 platformele precum Airbnb sau Booking vor raporta mult mai multe date c\u0103tre autorit\u0103\u021bi.<\/p>\n\n      <p class=\"nws-p\">Dar schimbarea cu adev\u0103rat important\u0103 (\u0219i, de altfel, miza practic\u0103) este <strong>num\u0103rul unic de \u00eenregistrare (codul unic)<\/strong>. Mai simplu spus, dac\u0103 \u00eenchiriezi pe platforme, apartamentul, camera sau casa listat\u0103 va trebui identificat\u0103 printr-un cod pe care <a href=\"https:\/\/se.situr.gov.ro\/cms\/\" target=\"_blank\" rel=\"noopener noreferrer\" class=\"nws-link\">\u00eel ob\u021bii de la Direc\u021bia General\u0103 Turism<\/a>. Acesta va fi verificat \u0219i afi\u0219at direct \u00een anun\u021b, iar f\u0103r\u0103 el listarea poate fi blocat\u0103 sau eliminat\u0103.<\/p>\n\n      <p class=\"nws-p\"><strong>\u26a0\ufe0f Cu alte cuvinte, dac\u0103 nu ai cod unic, nu po\u021bi \u00eenchiria.<\/strong><\/p>\n\n      <p class=\"nws-p\">A doua schimbare important\u0103 este c\u0103, de la <strong>1 iunie 2026<\/strong>, intr\u0103 \u00een scen\u0103 \u0219i <strong>e-Factura<\/strong> pentru persoanele fizice care desf\u0103\u0219oar\u0103 <strong>activit\u0103\u021bi economice pe CNP<\/strong>. Asta \u00eenseamn\u0103 c\u0103, dac\u0103 \u00eenchiriezi \u00een regim hotelier pe persoan\u0103 fizic\u0103 prin platforme de tip Airbnb sau Booking, vei avea nevoie de <strong>acces \u00een SPV<\/strong> (obligatoriu), \u00eenscriere \u00een registrul <strong>RO e-Factura<\/strong> \u0219i un proces de emitere \u0219i transmitere a facturilor.<\/p>\n\n      <p class=\"nws-p\">\ud83d\udccc Aten\u021bie \u0219i la pragul fiscal: \u00een 2026, \u00eenchirierea pe termen scurt a 1\u20137 camere din locuin\u021be proprietate personal\u0103 r\u0103m\u00e2ne tratat\u0103 ca <strong>venit din cedarea folosin\u021bei bunurilor<\/strong>, cu o cot\u0103 forfetar\u0103 de cheltuieli de <strong>30%<\/strong>. Din anul fiscal \u00een care treci de 7 camere, veniturile intr\u0103 la <strong>activit\u0103\u021bi independente<\/strong> (ai nevoie de PFA sau SRL).<\/p>\n\n      <hr class=\"nws-hr\">\n\n      <p class=\"nws-p\"><strong>Semn\u0103tura electronic\u0103 devine mai important\u0103 pentru taxele locale \u270d\ufe0f<\/strong><\/p>\n\n      <p class=\"nws-p\">Din <strong>6 mai<\/strong>, po\u021bi semna declara\u021biile fiscale \u0219i coresponden\u021ba dintre tine \u0219i prim\u0103rie sau direc\u021bia fiscal\u0103 local\u0103 cu semn\u0103tur\u0103 electronic\u0103. M\u0103sura vine din <a href=\"https:\/\/legislatie.just.ro\/Public\/DetaliiDocument\/310269\" target=\"_blank\" rel=\"noopener noreferrer\" class=\"nws-link\">Ordinul Ministerului Dezvolt\u0103rii nr. 477\/2026<\/a>.<\/p>\n\n      <p class=\"nws-p\">Concret, asta \u00eenseamn\u0103 c\u0103 po\u021bi folosi <strong>semn\u0103tura electronic\u0103 avansat\u0103<\/strong> (cea inclus\u0103 \u00een cartea electronic\u0103 de identitate) sau <strong>semn\u0103tura electronic\u0103 calificat\u0103<\/strong> ca s\u0103 semnezi actele \u0219i s\u0103 le depui la distan\u021b\u0103, f\u0103r\u0103 s\u0103 te mai prezin\u021bi fizic. Iar aici vorbim de semnarea documentelor ce \u021bin de \u00eenmatricularea\/radierea ma\u0219inilor, cl\u0103dirilor, terenurilor sau a altor obliga\u021bii administrate de prim\u0103rii.<\/p>\n\n      <p class=\"nws-p\">Dar nu \u00eenseamn\u0103 c\u0103 de m\u00e2ine toate prim\u0103riile din Rom\u00e2nia vor func\u021biona cum trebuie. Tocmai de aceea, <strong>cel mai bine ar fi s\u0103 verifici<\/strong> dac\u0103 direc\u021bia local\u0103 de taxe \u0219i impozite accept\u0103 deja documente semnate electronic, mai ales dac\u0103 firma are active \u00een mai multe localit\u0103\u021bi.<\/p>\n\n      <hr class=\"nws-hr\">\n\n      <p class=\"nws-p\"><strong>Banii sco\u0219i din firm\u0103 ca avansuri pot ajunge s\u0103 fie trata\u021bi ca dividende \ud83d\udcb8&nbsp;<\/strong><\/p>\n\n      <p class=\"nws-p\">La sf\u00e2r\u0219itul anului trecut \u00ee\u021bi spuneam despre <a href=\"https:\/\/startco.ro\/newsletter\/ce-faci-cand-nu-primesti-facturile-la-timp\/#:~:text=Ce%20%C3%AEnseamn%C4%83%2C%20de%20fapt%2C%20noile%20restric%C8%9Bii%20pentru%20dividende%20%C8%99i%20%C3%AEmprumuturi\" target=\"_blank\" rel=\"noopener noreferrer\" class=\"nws-link\">noile restric\u021bii pentru dividende \u0219i \u00eemprumuturi<\/a> \u0219i ce impact vor avea anul acesta. Ei bine, \u00eentr-un raport recent al ANAF-ului (martie 2026), apar primele cazuri \u00een care sumele acordate asocia\u021bilor sub form\u0103 de <strong>avansuri de trezorerie<\/strong> au fost tratate, de fapt, ca <strong>dividende nete<\/strong>.<\/p>\n\n      <p class=\"nws-p\">\u0218i tot \u00een <a href=\"https:\/\/static.anaf.ro\/static\/10\/Anaf\/Informatii_R\/inspectie_fiscala\/Informare%20cazuri%20semnificative%20IF%20luna%20martie%202026.pdf\" target=\"_blank\" rel=\"noopener noreferrer\" class=\"nws-link\">acela\u0219i raport<\/a> apar \u0219i cump\u0103r\u0103turi de bunuri sau servicii f\u0103r\u0103 justificare clar\u0103 pentru activitatea firmei, \u00eencadrate ca <strong>beneficii personale sau cheltuieli nedeductibile<\/strong>.<\/p>\n\n      <p class=\"nws-p\">\ud83d\udccc Ce este foarte important s\u0103 re\u021bii: <strong>firma nu este un portofel personal cu CIF<\/strong>.<\/p>\n\n      <p class=\"nws-p\">Dac\u0103 sco\u021bi bani, pl\u0103te\u0219ti cheltuieli personale sau folose\u0219ti bunurile firmei \u00een interes propriu, documentarea trebuie s\u0103 fie impecabil\u0103. Nu mai po\u021bi s\u0103 dregi lucrurile la final de an pentru c\u0103, p\u00e2n\u0103 atunci, s-ar putea s\u0103 le dreag\u0103 ANAF \u00een locul t\u0103u.<\/p>\n\n      <hr class=\"nws-hr\">\n\n      <p class=\"nws-p\"><strong>Noua solu\u021bie unic\u0103 pentru toate serviciile publice digitale \ud83d\udcf1&nbsp;<\/strong><\/p>\n\n      <p class=\"nws-p\">Dup\u0103 c\u00e2teva \u00eencerc\u0103ri nu tocmai reu\u0219ite de a simplifica rela\u021bia cu persoanele fizice \u0219i antreprenorii, acum a ap\u0103rut o nou\u0103 <a href=\"https:\/\/www.senat.ro\/Legis\/PDF\/2026\/26b279FG.pdf?nocache=true\" target=\"_blank\" rel=\"noopener noreferrer\" class=\"nws-link\">propunere legislativ\u0103<\/a> pentru o <strong>aplica\u021bie mobil\u0103 unic\u0103<\/strong> \u0219i un <strong>portal web centralizat<\/strong> care ar trebui s\u0103 uneasc\u0103 toate serviciile publice digitale \u00eentr-un singur loc.<\/p>\n\n      <p class=\"nws-p\">Mai simplu spus, n-ar trebui s\u0103 mai folose\u0219ti multiple aplica\u021bii sau conturi diferite pentru serviciile statului \u0219i nici nu ar mai fi nevoie s\u0103 \u00eencarci acelea\u0219i documente de mai multe ori. \u00cen schimb, vei putea gestiona majoritatea interac\u021biunilor cu institu\u021biile publice <strong>direct de pe telefon<\/strong>: pl\u0103\u021bi, program\u0103ri, notific\u0103ri, cereri etc.<\/p>\n\n      <p class=\"nws-p\">Teoretic, at\u00e2t aplica\u021bia, c\u00e2t \u0219i platforma web vor fi dezvoltate \u0219i administrate de Autoritatea pentru Digitalizarea Rom\u00e2niei, dar deocamdat\u0103 sunt doar \u00een stadiul de proiect. Po\u021bi avea obliga\u021bia s\u0103 o depui \u0219i dac\u0103 ai avut, de exemplu:<\/p>\n\n      <ul class=\"nws-ul\">\n        <li>venituri din activit\u0103\u021bi independente;<\/li>\n        <li>venituri din chirii;<\/li>\n        <li>dividende pentru care datorezi CASS;<\/li>\n        <li>venituri din str\u0103in\u0103tate;<\/li>\n        <li>alte venituri care se declar\u0103 prin formularul D212.<\/li>\n      <\/ul>\n\n      <p class=\"nws-p\">Iar <strong>depunerea nu \u00eenseamn\u0103 s\u0103 \u00eencarci formularul \u0219i at\u00e2t<\/strong>. Dup\u0103 ce trimi\u021bi Declara\u021bia, <strong>trebuie s\u0103 verifici recipisa<\/strong>; dac\u0103 nu exist\u0103 erori de validare, declara\u021bia a fost depus\u0103 cu succes. \u00cen schimb, dac\u0103 recipisa are erori, declara\u021bia nu este considerat\u0103 depus\u0103 \u0219i trebuie s\u0103 o corectezi \u0219i s\u0103 o retrimi\u021bi.<\/p>\n\n      <p class=\"nws-p\"><strong>Ce se \u00eent\u00e2mpl\u0103 dac\u0103 nu depui Declara\u021bia la timp?<\/strong><\/p>\n\n      <p class=\"nws-p\">\u00cen primul r\u00e2nd, nedepunerea la termen a declara\u021biilor de venit de c\u0103tre persoanele fizice este <strong>contraven\u021bie<\/strong> \u0219i se sanc\u021bioneaz\u0103 cu <strong>amend\u0103 de la 50 la 500 de lei<\/strong>. Iar conversia, recomand\u0103rile \u0219i reten\u021bia vin \u00een mod natural, pentru c\u0103 omul simte diferen\u021ba f\u0103r\u0103 s\u0103-i explici tu.<\/p>\n\n      <p class=\"nws-p\">Un exemplu foarte bun e Meze Audio, compania de c\u0103\u0219ti \u0219i echipamente audio high-end din Baia Mare. Nu concureaz\u0103 \u00een mod direct cu Sony, Bose sau Apple, pentru c\u0103 nu are acela\u0219i buget sau ecosistem de produse. Oamenii nu cump\u0103r\u0103 c\u0103\u0219tile Meze doar pentru a asculta muzic\u0103, ci pentru c\u0103 sunt un obiect high-end pe care \u00eel observi, \u00eel sim\u021bi \u0219i \u00eel \u021bii minte.<\/p>\n\n      <p class=\"nws-p\">Iar asta \u00eenseamn\u0103 \u0219i best-in-class pus \u00een practic\u0103: Meze nu promite c\u0103\u0219ti mai bune dec\u00e2t Bose, ci un sunet distinct, o calitate a materialelor superioar\u0103 \u0219i o experien\u021b\u0103 de utilizare atemporal\u0103, original\u0103, cu scop.<\/p>\n\n      <p class=\"nws-p\">Best-in-class nu e despre a fi pu\u021bin mai bun la toate, ci despre a fi <strong>incomod de bun la ceva anume<\/strong>. \u0218i asta cere s\u0103 renun\u021bi con\u0219tient la alte lucruri, pentru c\u0103 dac\u0103 \u00eencerci s\u0103 excelezi peste tot, nu excelezi nic\u0103ieri.
